Referral marking is one of the best ways to let others know about your real estate services. Perhaps the best thing about it is that you don't have to pay any money for it. There is not much work involved with marketing to past clients; in fact, the majority of that work is done by your clients themselves.

People like to spread the word when they receive a good service. This word of mouth is known as referral marketing. When your clients have a positive experience with you, they naturally want to tell others about it. The more people who are informed about your excellent services, the more clients you will have. The more clients you have, the more money you will make. So, when marketing to past clients, you make money off of making money.

The largest part of your business's referral strategy should come from the way you operate your business. The other part is developing an awareness of your marketing tactics. Your clients must know that you want them to refer your services to others. Otherwise, you can't rely on them to do so. If you have already been informing your clients that you would like them to refer you to others, then you can relax, the brunt of your marketing strategy has been completed. On the other hand, if you made the assumption that your clients will naturally refer others to your business, you have some work to do.

Assuming you haven't informed any clients that you would appreciate them spreading good words about your business, you will need to determine how to integrate this into your overall business practices. Each customer you deal with from now on should know, in some form or another, that you would like for him/her to refer another client to you. You might consider offering some kind of discount for each referral. Many real estate businesses offer such incentives.

More than anything, you need to commit to always operate in a manner that will give clients a reason to refer others to you. If a client does not have a positive experience with you, chances are that the client will tell someone of his/her bad experience. This will counter your marketing efforts. All it takes is 'one bad apple'. Be aware of your actions at all times.

If there are several facets to your business, make sure each client knows of these services as well. There may be times when a client only receives one of the services you provide. This same client might know someone who is in need of another service that you provide, but does know to refer the person to you. When this happens, your marketing has failed. Your strategy must include informing clients of all the services you provide. By doing this, you are maximizing your efforts.

Developing a referral marketing strategy is not difficult to do. The two major aspects include letting clients know to refer you to others, and giving them a reason to refer you. Once you have done both of these things, your marketing efforts will begin to bring in new clients for your services, increasing your profit.

The internet is full of marketing systems claiming to put your business building on autopilot. Sadly, most of them don't offer the high level of functionality you will need to build a substantial and informed organization. Sign up for a few free trials and you will often be backended with pitches to join affiliate programs, buy leads, invest in additional autoresponder setups, or purchase traffic. Here's the rub. All these automated marketing systems with slick flash presentations, attractive compensation plans, and so forth generally lack a solid set of tools to drive high-quality, targeted traffic to your site. The site may do the "selling" for you, it may be the hottest thing around. When you find yourself going up against other marketers promoting the same thing with Pay-Per-Click campaigns, your rate of return on your marketing dollar will plummet as the market for the product gets saturated and more people promote it with paid advertising.

A recent case in point is a costly automated marketing system which has a call team to follow up and close sales. I spoke with a few people who were selling this automated system and making money with it. One woman told me that she had to get about 700 hits to make a sale. Its important to know that this lady is an extremely savvy and experienced marketer with a lot of blogs and credibility. Many of the hits to her automated marketing system were driven through friendly informational sites, not paid advertising. This marketer was no doubt making money promoting this marketing system primarily because she already knew how to market it when she signed up.

Do I hear the sound of a catch?

In fact I do. I researched the automated system being promoted and found that 73% of the people who had purchased it were not yet qualified to even make money. I observed that many marketers are brazenly promoting it with PPC, with more jumping in all the time. More people promoting makes for higher marketing cost and a lower rate-of-return on your advertising dollar. I concluded that at present, this particular system is one where only sophisticated, experienced marketers will succeed. The promises of easy wealth without work or skill seem unfounded.

On the net today many people are looking for that magic product that will make them money without skill development, talking to people, spending on advertising, etc. Is it any wonder that scams abound? Are there systems that can drive targeted traffic to a flash presentation and make passive sales? Yes, but building that kind of traffic base takes a commitment to learning and practicing marketing skills.

A few people will always succeed by jumping into the newest programs, but many more will be victims. These victims are created because many of these automated marketing systems prey on human weakness.

The solution: education. Successful internet marketers are not born that way. Marketing like any other skill is learned through experience and diligence. Seek out a marketing system which provides ongoing support and training workshops. Because the internet is constantly in flux, ongoing training is the only realistic way to keep up with the latest marketing trends.

Meet Some eBay Millionaire Sellers

Greg Holden is the author of several books about eBay, including 'How to Do Everything with Your eBay Business', and 'The Collector's Guide to eBay'.

He also recently met several eBay millionaires, hoping to find common threads in their stories which would be of help to us mortal eBay sellers.

The eBay millionaires Greg interviewed were all aged 30 or less. And each of them grossed a million dollars or more on eBay in 2005.

Two women who run Express Drop, the drop-off store, just sqeezed in with gross sales of $1.02 million. Since their eBay revenue is shared with their consignment clients, and they have premises overheads, it's fair to say that their profits were a little less than $1 million.

However, David Wirtenberg of Outrageous Diamonds grossed $4 million eBay sales in 2004, and he projects 2006 sales as being $8 to $10 million. And Chris Rush of HiFi Sound Connection grossed $5 million eBay sales in 2005. The chances are pretty good that each of these gentlemen made more than $1 million in profits.

Although PowerSellers who are at the Gold or Titanium level have achieved a high level of success, that doesn't mean they are out of the ordinary. Greg found them to be just regular folks who are not really so different from you or me. Most of them started out with little or nothing and made the best of the same opportunities we all have on eBay.

So, what is that sets these young millionaires apart from the rest of us eBayers? Here are some of the things Greg I learned:

Choose your relatives wisely

Yes, Greg knows you can't really do this, but he suggests you look to see if money really is growing on your family tree. Many of the eBay millionaires he met had relatives who were themselves entrepreneurs or had some experience in business. They called on those relatives for a helping hand when they were starting out. David Wirtenberg got some pointers from his father-in-law, who was in sales and marketing. Chris Rush started with a $10,000 loan from his grandfather to purchase his initial inventory.

Mentoring isn't just for college internships

Even if your family can't help in your eBay business, perhaps someone else can. Dan Glasure of Dan's Train Depot started out in the cleaning business. His father helped get him started selling trains and other collectibles on eBay. After his father passed away, Dan called on two of his best customers for help - one a billionaire, the other a business professor - who helped him draw up some formal business plans.

Don't imitate the Lone Ranger

Greg found that one of the biggest differences between the eBay millionaires and the rest of us, is volume. They deal in hundreds of sales a week, thousands per month. Marat Denenberg of Narro Corp. sells as many as 80 pieces of computer equipment each day. Some hire employees; and they rent or purchase warehouses. Many of them also do something that's within the reach of most of us: they sign up with one of the auction service providers that helps them sell. Mordy Eisenberg of GSM Cellular works with ChannelAdvisor. Eran Dekel deals in such high volume that he was able to set up a discounted shipping arrangement with UPS. Other sellers Greg interviewed work with providers like Zoovy, Infopia, and Marketworks to help them build volume.

Be open to selling on consignment

Greg found that several of the eBay millionaires specialize in selling items on eBay for others. Adam Hersh, 27, is one of eBay's most successful Trading Assistants. Tiffany Tanaka, Ellen Navarro, and Amy Mayer run eBay drop-off stores. If you're just starting out and don't have a lot of your own inventory to sell or can't find a wholesale distributor, selling for other people can help you build up positive feedback and become a PowerSeller quickly.

Many of the millionaire sellers Greg met agreed that eBay is a great place to start your first business, no matter what your age and level of experience. So, although those selected for Greg's interviews were relatively young, don't think you've somehow "missed the boat" if you're on the upside of 30 - I'm double that, and still like to think that I have a kick! So my advice is to think positive, learn from the success of these young entrepreneurs and you can become a more effective seller.

They will take great pride in that first piece of art especially when they see how much they have improved.

Once you have a great sample of works from your students, it’s time to put them on display. There are plenty of community places that might not even charge for the space if you shorten your time to a day or a few hours. A perfect place is a downtown mall, a high traffic downtown park area or a city street. Call the city clerk and find out what you have to do in order to get the space for a few hours. People love artwork and they will certainly stop to look. When they find out that you run an art workshop, let them know that they can feel free to come and browse your center any time.

Running a contest isn’t as hard as you think. In fact, it pays for itself. You might have to put some upfront money out for a little advertising. But, your gifts will do the talking for you. You can offer a few free classes or some art products like an easel. All gifts are to be picked up at your art workshop center. How does a contest pay for itself? Well, that’s elementary.

A low fee for contestants will pay for the entire contest and the advertising, especially if you make everything center around your art workshop center. Contestants have to bring their entry artwork to the center with their entry fee. You can even have them present when you choose the winners. All prizes are to be picked up at the center. And your grand prize can be a few art classes free or an entire course if that’s what you offer. You should have enough prizes to include everyone. You don’t want sore losers walking away unhappy. I don't know what the product does and how does it does that. I guess the whole point of not telling me directly is to get me to read it for as long as possible in hope I will buy it in the end. Well, guess what? I am not going to give money to some random guy on the internet to get a mystery product in hope it helps me. Even if it has a thousand questionable testimonials on it! The sales letters that do make me buy are those that list out the facts about the product on a single page. By that I do NOT mean something like this:

This is an exercise that is easy in concept, but somewhat difficult in execution. In a perfect emulation you would replace every word with another word. In a perfect emulation a noun is replaced with a noun and an adjective with an adjective and so on.

Emulation teaches you to creatively rewrite and reexamine the mechanics of what was written. In my emulation sample, I used a thought for thought emulation style, not word for word. Emulation doesn't need to be about the same topic either; it simply needs to match up with the literary style of the original author.

If you are a looking for a writing exercise that is a challenge and remains a great learning tool, consider the use of emulation as a means of discovering more about the structure the author used and, secondarily, how you respond to that structure today.
